The Madison – Clarksville, Tennessee

The Madison is a modern mixed-use development in the heart of Clarksville, TN, featuring four stories of wood-frame apartments atop a concrete podium. Designed with both functionality and community in mind, the structure includes 98 residential units across a 75,661 SF footprint, with dedicated amenities such as a fitness center, laundry facilities, and a rooftop gathering space that offers sweeping views of the city.

TRC Worldwide Engineering provided full structural design services for the project, which includes 30 compact parking spaces and an integrated trash enclosure beneath three levels of wood framing. The first-floor retail component spans approximately 6,350 SF along Madison Street, enhancing street-level activation and pedestrian engagement.

The project also features:

• A hybrid configuration of 3- and 4-story residential buildings above podium and retail spaces
• Four distinct unit types tailored for modern urban living
• Structural retaining walls designed to be integral with the building footprint
