USC Foundation Gadsden & Greene Student Housing

The USC Foundation Gadsden + Greene Student Housing Project addresses the growing need for modern, off-campus housing for second-, third-, and fourth-year University of South Carolina students. Located on 3.75 acres at the intersection of Gadsden and Greene Streets, this 11-story, 750,000-square-foot development redefines student living with a capacity for 940 residents.

Originally designed as a cast-in-place structure, the project was reimagined as a total precast design-build development. Over 4,740 precast concrete components were produced and erected, including a 181,230-square-foot precast parking deck offering 580 spaces.

The community features state-of-the-art amenities, including a pool, a two-story fitness center, expansive meeting spaces, a rooftop lounge, 12,000 square feet of retail space, and a sustainable focus. Environmentally friendly construction practices achieved a 15.6% reduction in CO2 emissions, reflecting a commitment to green building.

Brought to life through a collaboration between Holder Properties, New South Construction, Cooper Carry, and TRC, the project exemplifies teamwork, with challenges tackled through consistent communication and weekly design meetings.

Expected to be completed in Summer 2025, Gadsden + Greene is setting a new standard for student housing at the University of South Carolina.
