Assembly Row Block 6 – Somerville, Massachusetts

Spanning six levels and 189,722 SF, this 700-space precast concrete parking structure represents a highly complex integration of residential and parking design. LEED Gold Certified, the structure was developed through a uniquely collaborative preconstruction process, where the team identified approximately $8 million in value-engineering opportunities, realized before construction even began.

Designed to support a 10-story residential tower above, the structure incorporates a hybrid system featuring exterior steel bracing frames and steel needle columns bearing on shared precast shear walls. These needle columns extend through the skewed, offset parking deck without transferring vertical gravity loads, requiring a precision-engineered bracing system from the precast elements themselves.

The elevated complexity continued with the transfer of high shear loads from the residential tower into the precast concrete structure below, demanding exacting coordination and design innovation. TRC’s expertise in structural engineering and precast integration played a critical role in resolving these challenges and delivering a structurally sound, visually seamless result.
