Located in Charlotte’s dynamic South End, 2825 South redefines the standard for mixed-use office developments with a design that blends sophistication, function, and community scale. Developed by Marsh Properties and designed by LS3P Associates, this Class A, six-story office building features two ground-level retail floors and four levels of office space above, offering a total of 237,725 square feet of precast concrete construction.
The structure features a blend of structural gray and architectural precast concrete, complemented by custom architectural cladding, floor-to-ceiling glass, and inviting balconies that open up views of the South End.
The project also includes a two-level parking deck with 435 spaces, seamlessly integrated into the site. The exterior design makes use of light gray block form liner with a sandblast finish, and showcases a textured mix of four types of tumbled thin brick, sourced from Endicott and General Shale, creating a tactile, urban aesthetic.
While Charlotte often reaches skyward, 2825 South takes a more grounded approach. Its six-story silhouette fits naturally into the surrounding neighborhood, prioritizing flexible floorplates and timeless materials that serve both form and function.
